A popular Bristol pub with its own Co-op supermarket has been put on the market and will be sold at auction this month.

The Lamb is the main pub in Cadbury Heath and was previously saved by a campaign to prevent a change of use. In the end, the owner turned part of the large pub into a convenience store sharing the car park with The Lamb.

But now the entire property on the corner of Newton Road and School Road is up for sale, with an auction guide price of £750,000.

The property comprises a substantial mixed-use building currently arranged to provide a ground floor convenience store, ground floor public house with first floor manager's accommodation, together with six flats which have been sold off on long leases. 

The property has approximately 17 car parking spaces across two separate areas and a pub garden facing Coronation Park.

Altogether, the property generates £68,000 per annum in rental income. The convenience store is let to The Southern Co-Operative Ltd Until July 2028.

Jon Skerry of London-based real estate auctioneers Acuitus said: “Mixed-use assets are very attractive to investors who are looking for diversified rental income streams. The current leases grant the new owner with reliable income from trusted occupiers, while in the long-term potential active asset management opportunities.” 

The auction will take place on February 15 at 1pm and will be broadcast via livestream on the Acuitus website with bidding online, by telephone and by proxy.
